Behind the Curtain: The Art of Precision at 210 South 12th Street Luxury Condos

Boutique Hospitality Workroom
A striking new presence in Midtown Village, 210 South 12th Street merges bold architectural form with refined interiors — setting the stage for luxury living in the heart of Philadelphia.

A Landmark in the Making

Designed by the world-renowned architectural firm RSHP (formerly Rogers Stirk Harbour + Partners), founded by Pritzker Prize winner Richard Rogers, this 31-story luxury residential building makes a bold modernist statement on Philadelphia’s skyline. Its location provides residents with walking distance access to Rittenhouse Row’s shopping district, world-class cultural institutions, and celebrated culinary destinations.

Designed by RSHP, the internationally acclaimed firm founded by Richard Rogers, the building’s modernist silhouette is as meticulously considered as the interior finishes it houses.

For a property of this caliber, every detail matters — including the window treatments that frame the impressive views and enhance the sophisticated interior spaces.

The Technical Challenge

At first glance, this project appeared straightforward in design concept: stationary panels installed on ceiling mount rods. However, as our Lead Installer Lenny Burkhardt explains, the execution required extraordinary precision and problem-solving.

Stationary panels on ceiling-mounted rods may seem straightforward, but executing this vision within a high-end environment required intense planning and technical expertise.

“This wasn’t an easy one,” says Lenny. “The recess rods needed to be installed by cutting into the ceiling — a process that required absolute precision. I measured carefully, attached a straight edge to the ceiling, and began cutting the channel to recess the track.”

Protecting the Luxury Environment

Beyond the technical precision required, the team also needed to ensure the pristine lobby remained untouched by the construction process, notes Beata Dubowska, Lead Window Treatment Specialist.

To achieve a flawless recessed track, Lead Installer Lenny Burkhardt carefully measured, scored, and carved into the ceiling — creating space for a track that would later disappear into the architecture.

“Lenny had to meticulously tarp the entire lobby to prevent dust from settling on the furniture and floor,” Beata says, adding, “This preparation was crucial to maintaining the immaculate environment while performing the necessary modifications.”

A Day of Contrasts

This installation presented not just technical challenges but a scheduling coincidence that speaks to the dedication of our team. As fate would have it, the most dust-intensive day of the installation fell on the same evening as the prestigious ASID Interior Design Awards ceremony.

Lenny reflects on the ironic timing, “Most days our installations are pretty clean work, but the time I need to wear a suit that evening, that’s when we end up with the messiest install on the books.”

Indeed, after hours of precision cutting into concrete ceilings, we weren’t sure how Lenny could clean up in time for a black-tie industry event. But he transformed with ease as a polished industry professional — exemplifies the dual nature of our work combining rugged technical skill with refined aesthetics.

Where Craftsmanship Meets Passion

What makes a Vitalia Inc. installation different is the dedication that extends beyond technical skill. As Lenny says, “I put a lot of sweat into getting the tracks where they needed to be and a lot of love to make the panels look great. It was a tough project — just how I like them.”

Installed with both precision and care, the window treatments enhance expansive views while elevating the interior ambiance.

The result? Perfectly recessed tracks that disappear into the architecture, allowing the elegant drapery panels to appear as if they’re floating. This sophisticated approach complements the building’s modernist aesthetic while providing the functionality needed in a luxury residential setting.
