These homeowners’ three-story luxury condominium offered stunning views of the Delaware River. However, the home’s expansive windows, glass doors, and skylights that afforded those gorgeous views also presented an unfortunate dilemma: intense sun exposure and resulting heat that caused dramatic temperature variations from floor to floor, particularly in the third-floor primary bedroom, which could be 20 degrees hotter than the lower floors.
The bedroom’s existing window treatments were outdated, worn, mismatched, and ineffective in controlling the excessive heat. This area of the home was our focus.
We’re always in pursuit of a seamless blend of form and function in our projects. In this instance, our custom luxury solution for optimal aesthetics and functionality included precision-measured, motorized roller shades for windows and sliding doors and state-of-the-art, motorized skylight shades to eliminate light gaps and keep the fabric panels in perfect alignment. As a complete blackout effect wasn’t required, light-filtering fabric was chosen for the shades to allow some light in but still block the unrelenting sun. These shades also provided a clean, uniform look and a much-needed (and desired) motorized feature for convenience.
October is National Window Covering Safety Month, and while motorized window treatments are both stylish and convenient, they are also a secure choice and an ideal upgrade as they eliminate safety risks caused by traditional corded treatments. Our engineering skills were put to the test for the complicated installation of the three vertical windows and door roller shades as the outside-mount shades were installed side-by-side between window walls, effectively making them the equivalent of an inside-mount situation. We took careful precautions to make sure they were aligned with window mullions, the vertical bars between the panes of glass in a window.
Those challenges paled in comparison to the angled skylights above them. By using an outside mount system, we were able to reduce the number of shades needed, creating alignment with the windows and door for a cleaner and more uniform look.
An important note: The outside mount offers clear advantages — allowing for a full view when raised and covering the entire window when lowered without any light leakage.
Measurements were incredibly meticulous. We considered every possible deduction, obstruction, and potential install issue, even scheduling a site visit by a representative of the system’s manufacturer. All in all, we invested a total of 24 prep and install hours to ensure all the bases were covered, including multiple zip tracks that lock the shade fabric into side channels that were perfectly aligned and the tension housing regulated to keep the shade fabric taut.
Yes, the details involved in this technically complex project were considerable. And yes, the project was completed to our standards of perfection, transforming the stunning, sun-drenched bedroom from sweltering to serene.
The homeowners now have the perfectly climate-controlled bedroom they were seeking and are enjoying their surroundings around the clock, from breathtaking sunrises to late nights star-gazing.
