A behind-the-scenes look at what it really takes to execute a large-scale boutique hospitality window treatment installation, and why experienced, on-site partnership makes all the difference.

There’s a very specific moment on every hospitality project when the drawings are approved, the fabric is sewn, the trucks are packed, and you arrive on site. And then reality takes over.
That moment is where the real work begins. And it’s exactly where boutique hospitality projects are won or lost. If you’ve ever wondered what really happens during a boutique hospitality window treatment installation, read on.

The Scope of This Boutique Hospitality Window Treatment Design
Our recent installation at The Fall Line, a PGA-rated golf course property in rural Georgia, was a collaborative effort with renowned designer Jenni Kayne, and one of those projects that quietly tests everything you think you know about planning, execution, and partnership.
The scope was substantial, with six cottages, four rooms per cottage, and layered custom drapery packages throughout. Executed over two full weeks of installation, split into two phases, the project required close coordination, thoughtful sequencing, and a shared commitment to honoring the design vision, all on a site that demanded flexibility, judgment, and a very steady hand.

Each guest room required a thoughtful balance of softness, durability, and performance. We specified layered custom treatments with tailored sheer panels to soften daylight and preserve privacy, paired with functional blackout draperies to support true hospitality-level rest.
The scale of the windows, the warmth of the architecture, and the natural surroundings called for treatments that felt relaxed yet refined. Nothing precious. Nothing overworked. Just intentional, well-considered solutions that supported the experience of the space.
On-Site Execution and Why Presence Matters
This was our largest hospitality order to date. And it was never going to be a “quick install.”

Hospitality designers already know this, but it bears repeating: large-scale boutique projects aren’t about speed. They’re about sequencing. They’re about decision-making. They’re about having the experience to know when to push, when to pause, and when to solve a problem quietly without escalating it.
For this project, we didn’t send a crew and hope for the best. We showed up the same way we do on every complex hospitality install — with a clear process and The Vitalia Inc. Approach™ guiding every decision.

Lenny, Jordan, Dan, and I spent days on site walking rooms, checking alignments, adjusting details, steaming endlessly, and making sure every panel, pleat, and treatment was intentional. This wasn’t oversight from afar or a check-in call at the end of the day. This was boots-on-the-ground execution, because when you’re installing dozens of panels across multiple buildings, millimeters matter.

Hospitality fabrics work hard. Between packing, transport, and installation across multiple buildings, every panel arrives with its own memory.
Steaming wasn’t cosmetic. It was essential. The sheer panels were specified in 100% linen, a beautiful, natural fiber that brings softness and authenticity to hospitality spaces, but one that also has a mind of its own. Linen responds to its environment, subtly relaxing or tightening with changes in humidity, which means it requires careful dressing on site.

The blackout draperies, fabricated in a linen blend, offered greater stability and predictability, allowing us to balance performance with aesthetics. Each treatment was dressed deliberately so pleats settled properly, hems hung true, and the finished rooms felt calm and composed the moment guests walked in. That level of finish doesn’t happen by accident — and it doesn’t happen quickly.
If you’ve worked with us before, you already know our lead installer Lenny — the person we trust when perfection is non-negotiable. At The Fall Line, that meant solving real-world conditions that didn’t perfectly match drawings, making judgment calls designers shouldn’t have to make, and doing whatever it took to ensure the finished result felt effortless, even when it wasn’t.

An Experienced Partner for Boutique Hospitality Designers
At The Fall Line, we navigated site conditions that required on-the-spot creativity, fabric performance considerations that reinforced why experience matters, and hardware and finishing details that demanded last-minute coordination.

Projects like this are a reminder that hospitality installations don’t live in perfect conditions. Architectural elements evolve. Site details reveal themselves late. Fabric behaves differently once it’s fully installed. Knowing how to respond without panic (and without passing the problem back to the designer) is par for the course when you work with an experienced and professional trade partner.
We relied heavily on structured walkthroughs and punch lists to keep momentum during long install days. None of it was dramatic. All of it was essential. This is the part of the process designers rarely see and should not have to manage themselves.
Why Window Treatments Matter So Much in Hospitality Spaces
Window treatments are often one of the final elements installed on hospitality projects. And yet they’re among the first things guests feel. They affect acoustics, light control, privacy, comfort, and the emotional tone of a space. When they’re right, no one notices. When they’re wrong, everyone does.

Projects like The Fall Line reinforce what we believe deeply at Vitalia Inc. Planning matters. Presence matters. And installation isn’t the end of the process. It’s the culmination of it.
Our role is to absorb complexity so our design partners can stay focused on the bigger picture. Among our many goals, we aim to ensure the guest experience feels calm, considered, and complete. That’s the work behind the curtain.
